Welcome to Best Home Inspections PLLC
Selling a home is a major decision, and most homeowners want to feel prepared long before listing their property. A pre-sale inspection gives sellers a clear, honest look at the true condition of their home. This helps prevent surprises, builds trust with buyers, and often leads to smoother, faster closings. Best Home Inspections PLLC provides full, detailed pre-sale inspections designed to give homeowners confidence before the “For Sale” sign ever goes up.
Owner Les Thornton brings decades of hands-on construction and inspection experience to every job. With a long history in the trades, he understands structure, roofing, plumbing, electrical, HVAC, and how every part of a home works together. Buyers, sellers, and realtors trust him because he explains what he sees in simple, friendly terms. His goal is always the same: provide honest information and real peace of mind.
Les began his career in 1987. He worked with tools daily, learning carpentry, electrical work, plumbing repairs, and general construction. Over the years, he fixed and built just about everything a home could need. Later, he worked on large wind farms in demanding, high-risk environments. After two near-death experiences in that field, he knew it was time for a safer path that still allowed him to use his skills.
He studied inspection standards, completed the required training, earned professional certifications, and eventually founded Best Home Inspections PLLC in 2018. His business grew quickly because people appreciated his combination of deep experience, honesty, calm communication, and thorough work.
A pre-sale inspection gives homeowners a major advantage. Instead of waiting for a buyer’s inspector to uncover issues—sometimes late in the process—the seller gets the facts early. This allows the homeowner to make repairs, adjust the listing price, or simply feel confident that the home is ready.
Showing a buyer a recent pre-sale inspection builds trust. Buyers see transparency and know the seller is committed to a fair transaction. This reduces stress, limits negotiations, and prevents last-minute surprises that can stall or derail a sale.
Les inspects the entire home from top to bottom: the foundation, roof, windows, siding, plumbing, electrical systems, HVAC, attic, and structure. He looks for signs of wear, damage, moisture, and system failures. He explains everything in clear, easy-to-understand language so sellers know exactly what matters and what doesn’t.
Some findings may be small repairs. Others could require attention before listing. Either way, a pre-sale inspection gives sellers the knowledge they need to make smart decisions.
A homeowner scheduled a pre-sale inspection before listing. A guest had once mentioned a cracked kitchen tile. During the inspection, Les noticed a subtle dip beneath that tile. After checking further, he found a small leak in the dishwasher supply line that had softened the subfloor. If a buyer’s inspector had discovered this later, it could have led to major price negotiations. Thanks to the pre-sale inspection, the seller fixed the problem early and listed with confidence.
Another inspection involved an older home with updated finishes. Everything looked great until Les opened the electrical panel and found a breaker that did not match the panel’s design. This mismatch could cause overheating and connection problems. The seller replaced the breaker before listing, preventing what could have been a costly delay during the buyer’s inspection period.
Les reviews siding, foundation, roof, gutters, grading, windows, and doors. Any movement, cracks, or moisture issues are noted.
He checks walls, ceilings, floors, insulation, attic spaces, and crawl spaces. He looks for leaks, drafts, stains, cracks, or hidden problems.
He examines plumbing, electrical panels, wiring, outlets, and HVAC equipment. These systems can be expensive to repair, so knowing their condition early is important for sellers.

Smoke detectors, GFCI outlets, handrails, and other safety items are inspected to ensure the home meets basic safety standards.
A pre-sale inspection checks everything a buyer’s inspector will review. This prepares the seller for questions and helps prevent surprises.
Les prepares clear, easy-to-read reports written in everyday language. If something needs repair, he explains what it is, why it matters, and how it affects a sale. Most sellers say they appreciate his calm, professional approach.
Les walks sellers through the major findings and answers questions. This makes planning next steps simple and stress-free.

A homeowner thought humidity caused a bedroom door to stick. Les found that one corner of the house had settled slightly. It wasn’t major, but it was important for the seller to know before listing.
In one home, a tile felt warm. Les discovered a small plumbing leak warming the slab. Fixing it early prevented a major buyer concern.
