About Best Home Inspections PLLC

Built by Experience

Les has a long history in construction. He began working with tools at a young age and built a career fixing, building, and maintaining homes throughout the Texas Panhandle. He later worked on wind farms in tough and dangerous conditions. After surviving two close calls on the job, he knew it was time to find a safer path that still allowed him to use his skills.

He trained as a home inspector, studied the rules, and earned the certifications needed to begin inspecting homes. In 2018, he founded Best Home Inspections PLLC. He now uses his decades of knowledge to help families, investors, and sellers understand the condition of their home in a friendly and easy way.

Why Termite Inspections Matter

Quiet Damage That Adds Up

Termites are small, but the damage they cause is not. They feed on wood and can work for years without being noticed. A home may look perfect on the surface while the beams inside the walls weaken from termite activity. This is why termite inspections are so important during a real estate transaction.

Les checks for the signs that many people overlook. This includes mud tubes on the outside of the foundation, small piles of frass, soft spots in wood, and bubbles in paint that can mean moisture or hidden damage. Even small signs can point to a much larger problem inside the home.

The Texas Panhandle and Termites

The Texas Panhandle has the perfect conditions for termites. Warm temperatures, dry winds, and sudden moisture from storms create the environment they need. Many homes in this region are built with wooden framing, which gives termites an easy food source.

Les has inspected homes in Amarillo, Canyon, Bushland, and all across the 806 area. Termites are more common than many homeowners realize, and a simple inspection can protect a home from years of unnoticed damage.

Personal Stories from Termite Inspections

The Baseboard Problem

One inspection involved a home that looked spotless. Fresh paint and new carpet made everything appear perfect. When Les tapped on a baseboard, it sounded hollow. He checked the exterior and found small termite tubes under the brick line. The buyer was shocked. Without the termite inspection, the damage would have gone unnoticed and cost thousands to repair later.

The Old Shed Surprise

In another inspection, a homeowner asked Les to check a detached shed. They planned to include it in the sale. When he looked at the shed foundation, he found soft spots near the door frame. Inside, the termite damage was caught in time. The seller appreciated finding out early before putting the property on the market. They treated and repaired the damage before listing, and the shed became a selling point rather than a problem.

What a Termite Inspection Includes

Exterior Review

Les checks the entire exterior for damaged wood, soil contact on siding, and moisture areas that attract termites.

Interior Evaluation

He taps wood trim, checks the baseboards, inspects the attic, and looks for signs of soft wood, bubbling paint, or unexplained cracks.

Crawl Spaces and Foundation

Termites love dark and damp areas. Les checks crawl spaces, pier beams, and foundation edges for activity or signs of old infestation.

Structural Connections

He checks areas where wood meets concrete or soil. These spots often show the first signs of termite problems.

A complete termite inspection gives buyers and sellers peace of mind by identifying early signs before they become expensive repairs.

Clear Reports and Honest Explanations

Easy to Understand Reports

After the inspection, Les prepares a detailed but easy to read report. If he finds signs of termites, he explains the problem in simple terms and guides the homeowner on the next steps. Many clients say they appreciate how he breaks down the findings without panic or confusion and that he also knows how to treat the infected areas.

In Person Review

At the end of the inspection, Les goes over the main points in person. This conversation helps people understand what matters and what can be handled easily. For termite activity, he explains the difference between past damage and active infestation so clients know what they are dealing with.

More Stories from the Job

The Door That Would Not Close

One homeowner thought their door stuck because of humidity. During the termite inspection, Les noticed damage in the lower frame that hinted at termite activity. When he removed a small piece of trim, the wood behind it was hollow. The seller fixed it before listing, and the home sold without delays.

The Sagging Porch Beam

During another inspection, the front porch beam sagged slightly at one end. The homeowner thought it was just age. Les checked the wood and found that termites had worked through part of the support beam. The repair was completed before the seller put it on the marker and before buyers saw the home, which helped the sale go smoothly.
